Conditional Use Permit

A conditional use permit is issued to the property owner for a specific use within the zoning district as allowed in the Land Use Chart (Exhibit A) of the Zoning Ordinance. When someone wishes to obtain a conditional use permit, an application for the permit is obtained from the Planning and Zoning Department. Upon completion, the application must be returned to the Planning and Zoning Department with the following:

  • A non refundable fee of $200
  • A site plan showing the location of all structures on the property
  • City and school tax certificates
  • A tax statement or warranty deed indicating ownership of the property

Public Hearing

A public hearing is set for the fourth Thursday of every month before the Zoning Board of Adjustments. Notice of the public hearing is sent to all property owners within 200’ radius of the proposed lot. The city staff will make their recommendation to the Zoning Board, and the board may impose additional reasonable restrictions or conditions to carry out the spirit and intent of the Zoning Ordinance and to mitigate the adverse effects of the proposed use. The decision of the board is final, but any person or persons aggrieved by any decision of the board may present to a court of record, a petition if due cause is shown.
